Wheatpeak Lenders, a small-business funding broker in Lewiston, Idaho, wrote this checklist for owners whose work crosses between Lewiston, ID and Clarkston, WA. It shows how to tell which state, county and city an address answers to, and what lending partners tend to ask a business with ties to both states. Requirements themselves are for the states and cities.
Why the state line matters to a funding file
Lewiston sits in Nez Perce County, Idaho. Clarkston, about 3.8 miles west-northwest of Lewiston, ID, is in Asotin County, Washington. A plumber, a caterer or a shop can easily work in both within one week. Partners reviewing a request want to know which state the business is formed in, where it operates, and whether its records agree with each other. Inconsistent answers slow underwriting more than almost anything else.
Step 1: pin down where the business address sits
ZIP codes are a poor guide here. All of Lewiston lies in ZIP 83501, but the city covers only 7.1% of that ZIP's land; Clarkston covers 1.4% of ZIP 99403's land (Census 2020 ZCTA-to-place relationship file). A 83501 or 99403 address can be outside either city.
- Enter the exact street address in the U.S. Census Bureau's online geocoder and read the state, county and incorporated place it returns.
- Confirm the result on the city's own website or by calling city hall.
- Write down the answer and use the same address on every application, bank account and tax filing.
Step 2: list where you actually work
| Question | Idaho side | Washington side |
|---|---|---|
| Where is the business formed? | ||
| Where are employees based? | ||
| Where are jobs or sales made? | ||
| Which bank account receives that revenue? | ||
| Which address is on the tax returns? |
Partners do not expect a small business to be in one place only. They expect the answers in this table to be consistent with the documents you send.
Step 3: Idaho records for a Lewiston, ID business
Owners search for Idaho business registration and the state's business lookup. A partner will usually look up the business on the Idaho Secretary of State's records to confirm the exact registered name and status.
Step 4: Washington records for work in Clarkston, WA
Owners also search for a Washington state business license, the license lookup, and how to look up a business license in Washington state. The question a partner asks is simpler: if you work in Washington, which Washington records exist for your business, and does the name on them match your Idaho records?
Step 5: commercial space on either side
Owners comparing Clarkston, WA commercial real estate with space in Lewiston, ID should treat the state line as part of the decision. The address you lease or buy decides which city and state records apply, and partners funding a build-out or fixtures will ask for the lease or deed in the business's own name.
Step 6: one bank account per business name
Two-state businesses sometimes open a second account for work across the line, occasionally under a different name. Partners reading bank statements notice deposits that do not match the business name on the application. If you use more than one account, include statements for all of them and explain which revenue goes where. If you use a trade name, make sure it appears on the records of the state where you file it.
What partners tend to ask a two-state business
- The state where the business is formed, and proof of current status there.
- Every business name used, including trade names, and which bank account each one uses.
- Where employees are based, if any.
- Contracts or invoices showing where the work is done.
- Business tax returns and the address on them.
With those ready, the request itself is routine. How a request moves explains the steps, and working capital financing is a common first option for a business carrying jobs in both states. County figures for the Idaho side are on the Thain Rd city page, and other guides are on the resources page.
